Whether you represent the seller, buyer, or both, real estate transactions can be extremely complicated and take up a lot of an agent’s time. But, dealing with contracts and disclosures comes with the territory.
One way to leverage your time, so you can better direct your focus towards Customer Service, Cultivate Leads and Business Growth is to work with a Transaction Coordinator.
Our Transaction Coordinators will make sure your deadlines are met, and paperwork is complete, and coordinate all communication with buyers, lenders, escrow, title, home warranty, and agents to free up your time. We will work diligently to make the closing process as smooth and effortless as possible.
We don’t get paid unless you do. If your contract is terminated for any reason, there is no cost to you for our services.
Our Responsibilities:
- Introduce our role to every party involved
- Review document to verify dates, initials, broker information, and signatures
- Open escrow, request preliminaries, and instructions
- Coordinate all communication with buyers, lenders, escrow, title, and agent throughout the entire process
- Supply an executed Purchase Agreement to every party
- Send copies of the required documents to the seller's agent and escrow company
- Track sensitive timeline dates as per the sales contract
- Assist buyers with HOA applications and documents if applicable
- Track buyer's HOA approval, if applicable, and request COA
- Open transactions and upload documents to your broker’s compliance system
- Coordinate commission DA with broker and title + payment instructions
- Maintain constant contact with every party for status updates or to alert you of anything that requires your immediate attention
- Order Warranty if applicable
- Assist with the scheduling of closing
- Email Utility contact information to the buyer(s)
- Schedule Final Walk-through + keys
- Close the transaction and upload Final Settlement and any other required documents to your broker’s compliance system
Broker Compliance
For agents seeking support in efficiently preparing and submitting all necessary paperwork to their broker for flawless file compliance, we offer this invaluable service at a reduced cost.
Our Responsibilities:
- Collect all necessary documents related to the real estate transaction.
- Carefully review each document to ensure they are complete, accurate, and compliant with local and state regulations. Check for signatures, dates, and any missing information.
- Organize the documents in a logical order.
- Enter data from each document into the compliance system. This may include property details, transaction dates, parties involved, and any specific compliance requirements.
- Double-check the data input to ensure accuracy.
- Upload and verify that all documents meet the necessary legal and regulatory requirements in your compliance system.
- Ensure that we follow any specific protocols or deadlines set by your brokerage.
- Await confirmation and approval from the compliance department or broker.
- If there are any compliance issues or missing information, work to resolve them promptly. This may involve obtaining additional signatures or documentation.
- Once all compliance requirements are met and documents are approved, you will receive confirmation. Ensure that the documents are securely stored in the system for future reference.
- Monitor the progress of the transaction and address any further compliance requirements that may arise throughout the process.

Our Buyer/Listing Side service is designed to assist you in your transaction from contract to close. With our expertise, we work towards a smooth and hassle-free process. This service is available for $400 each side.
Compliance & CDA
Our Compliance and CDA Only service focuses on ensuring that all legal and regulatory requirements are met. We handle all broker compliance requirements, allowing you to focus on other areas. This service is available for $200.
Residential Lots
Our Residential Lots service offers an affordable option for you.
